Why You Should Consider Pre Listing Inspections

Does a prelisting Home Inspection make sense?  Should I wait until there is a contract and let the Buyer pay for the Home Inspection?  Home Inspectors often get this type of call from Sellers.  The answer is simple – do it now.

Almost everyone involved in a real estate transaction during the past few years is familiar with the Buyers’ Home Inspection just before closing. The Seller is nervous about what will be noted in the inspection report. The Buyer, making one of the biggest investments in their life, is concerned with the condition of the home. The Real Estate Agent is also concerned with the findings of the inspection.  If the Home Inspector finds any major problems with the structural or mechanical components of the home, the transaction could be delayed or called off altogether.

Findings of major importance near closing causes extra stress for everyone involved.  These headaches and fears can be eliminated by getting a prelisting Home Inspection of your property.  A professional prelisting Home Inspection provides the Seller and the Real Estate Agent with a clear and professional report detailing safety issues, items in need of repair and major defects.  Most of the better Home Inspectors also note maintenance items.  Armed with this information, the Seller can make any necessary repairs that would improve the chances of having a quick sale at the asking price and take other issues noted into consideration when setting the asking price.  Also, after making any repairs or cosmetic upgrades, you can request that the Home Inspector provide you with an updated inspection report that can now be used as a sales tool. Be aware that there will probably be an additional charge for the updated report, unless you negotiate this feature into the original cost.

Consider these uses of the inspection and report: it helps justify the asking price; it helps fulfill the Seller’s legal disclosure requirements; it helps prevent last minute renegotiation of the selling price; and it can instill confidence in the Buyer of your home.

A prelisting Home Inspection could very well be one of your best selling points.  Contact a professional Home Inspector to schedule an appointment.  As Real Estate Agents advise, “Accentuate the Positives and Eliminate the Negatives.” Remember, Buyers may want to have their own Home Inspection.  It only takes one looker to become a Buyer and your next looker may say “sold” faster with the peace of mind your prelisting inspection can bring.
